I understand that infestation, damp or rot being detected in a property, whether it’s a house you want to buy, or one that you have owned for some time, can be very concerning. However, in many cases the cause of the damp can be rectified without the need to undergo lengthy works and disruption within the house.
I am a fully qualified surveyor with ten years experience in all aspects of building defects, and I have a specialism in damp and timber problems. In addition I have been assessed by the Property Care Association, which is the trade body that represents the damp and timber industry, and my Certification is the required level of expertise stipulated by mortgage lenders in the UK.
When buying a property your first port of call will usually be a RICS surveyor who will give a good oversight of the property. They will then flag up any issues that have come to light, one of which is often the need for a damp and timber report. This report can then be used to get quotes from local companies for the works. Having a report in advance of the quotes, means that the work has already been specified by an “expert” so there will not be any discrepancies in the quotes as different companies often offer different remedies to a given situation. I will also do everything I can to specify works that are cost effective and non-invasive. This may not always be possible, but in my experience there is often treatment given to the symptom whilst the underlying cause is overlooked.
The fact that I am independent means that we have no ties to any contracting companies and as such I am able to offer an unbiased and expert view of the issue in hand without the need to sell a product at the end of the process.
