The Home Condition Survey (HCS) is a survey that is suitable for all property types as it includes a full inspection and a comprehensive report.
A Building Survey (often referred to as a Full or Structural Survey) is the highest level of non-invasive survey that surveyors usually carry out during the home-buying process. It is suitable for all properties but is often most applicable for older or more unusual properties, or properties where problems are suspected.

In addition, if your property is located in the Southampton area and the property is intended to be an HMO, then I am able to offer a a full inspection of the property in order to ensure the standards are correct for HMO licensing. I am also able to issue a Certificate of Compliance once the property imeets the relevant standards, which is accepted by the Council and will mean that no Council inspection is required. RPSA surveys are recommended by the Government in this recent How to Buy Guide published by the Ministry of Housing, Communities & Local Government in May 2019. Members of the RPSA are able to offer various Surveys as part of the purchase process.(See page 11)
